Plan Description

Entering the 2 Story Foyer from the Front Porch you see the Dining Room to the right and to the left a 2 story space holding the stairs to the 2nd Floor. Ahead is the Living Room with large windows looking to the rear yard and porch. A fireplace is on center of the brick opening to the Kitchen. Windows above the Kitchen sink bring in natural light while a large island sits in the middle of the Kitchen. There is a large walk-in Pantry across from the Bar.

The Master Bedroom featuring a vaulted ceiling is at the rear of the house with views to the back yard. Through a pair of 8' doors you enter the Master Bath which has 2 vanities and a linen cabinets. On center of the door is a free-standing tub with a window above looking into a large shower. In the Master Closet there is an island in the middle of the space which houses plenty of clothes hanging options and shelving. A transom windows allows for natural light to enter the space.

The Laundry Room has a sink, broom closet, and plenty of layout space. From the Hall which feeds the Laundry Room you arrive to the Home Office.

The Half Bath serves both the indoors and the outdoors.

The Rear Porch features a fireplace and outdoor cooking area with a large island. All under a beautiful vaulted ceiling.

Schedules: Door and Window sizes, Room Finishes and information.

Cabinet Elevations: Elevations of all cabinetry.

Electrical: Indicates schematic layout of all outlets, switches and fixtures.

What's Not Included

Stamps: Depending on the city, county, and state building requirements, house plans may need to be reviewed by an architect or engineer for structural details and code standards. Contact a local architect or engineer to verify the requirements for your location.

Site Plan: A site plan shows how the house will fit on the lot between the property lines and the setbacks. It also shows the driveway and where parking, drainage easements, utility easements, and walkways should be constructed. Contact a civil engineer or surveyor to obtain the site plan.

Mechanical Drawings: These types of drawings show information about heating, ventilation, and air conditioning. Contact a local HVAC company to obtain mechanical drawings.

Plumbing Drawings: Plumbing drawings show the location of all plumbing materials throughout the house and outside. Contact a local plumbing contractor.

Energy Calculations: Energy calculations determine how energy efficient your new home will be. Contact a local engineer to dictate these calculations.
